Job Description

Property Accountant

Job Functions:

Creates monthly budget reports for each company assigned by:

  • Calculating monthly expense and income accruals
  • Generating monthly budget reports from Timberline
  • Analyzing, investigating, and explaining any variations between budget and actual
  • Contacting the appropriate manager to resolve budget variances.
  • Preparing supporting reports and schedules

Prepares information for year end audits by:

  • Gathering required schedules and statements that support balance sheet accounts and income statement accounts.
  • Creating Excel spreadsheet detailing mortgage activity
  • Working with external audit firm to explain and resolve any questions or discrepancies.

Reviews weekly Accounts Payable check runs by:

  • Verifying invoices to Timberline reports for accuracy

Performs monthly journal entries by:

  • Reconciling bank statements
  • Recording monthly mortgage activity
  • Reconciling general ledger with subsidiary ledgers such as A/P, A/R.

Other Job Functions

  • Reviews weekly accounts payable reports to verify invoices to Timberline reports for accuracy
  • Carries out replacement reserve requests by compiling from Timberline, for each site, a list of payments to vendors for various goods and services approved by HUD.
  • Evaluates rent increases by creating spreadsheet, for each site, to compare income and expenses for the last three years.
  • Participating in special projects as assigned/needed.

Qualifications

Skills & Abilities:

  • Strong computer skills utilizing Excel and Microsoft office
  • Knowledge of Real Page, Jenark or similar property management software
  • Good communication skills, both written and verbal
  • Ability to set priorities and multi-task
  • Ability to handle multiple set of books

Level of Education/Training/License:

  • BA or BS in Accounting

Experience:

  • Three to five years experience in general accounting, in the property management field.
